How much tax does a non-resident pay on selling property in Portugal?
Since 2023, non-residents pay on half the gain, at a rate worked out from all their income worldwide. The sum is shown line by line. Nothing is sent or stored.
How it is calculated
Update the purchase priceIf you owned it for more than 24 months, the purchase price is multiplied by the coefficient for the year you bought.
Take off the costsPurchase and sale costs, and improvement works from the last 12 years.
Half the gainOnly 50 % counts, the same as for residents (since 2023, after the EU Court of Justice).
Rate from your worldwide incomeThe IRS table is applied to that half plus all your other income. The resulting average rate is charged on the half of the gain only.
